Giovanni Palavicini - Founder / President

As a leading commercial real estate broker in the Dallas-Fort Worth area, Giovanni Palavicini has the unique advantage of understanding one of the most rapidly growing markets in the country. His expertise in the Latino market has made him a sought-after broker to provide counsel on achieving successful site selections and negotiations that result in win-win deals for his clients and the community. As one of the area’s few retail real estate brokers to speak fluent Spanish, he plays a pivotal role for landlords with property in Latino communities.

Based on the growing need for expertise in Latino focused retail properties, Palavicini formed Fronteras, DFW’s first commercial real estate firm to specialize in this area. He is highly regarded for developing site selection strategies for national, regional and local retailers and developers. In addition, Palavicini’s research and marketing efforts for project leasing, tenant representation and investment brokerage provides his clients with the advantage they need to ensure a successful venture in the Latino retail market.

Palavicini is credited with the ground up development of Buckner Crossing which consists of 12 acres and 90,000 square feet and is anchored by Ross clothing store. He has helped Gloria’s Restaurant, Sally Beauty Supply, and El Rancho Supermercado rollout locations in the DFW market and developed a strategic site plan for Mí Doctor that enabled the clinic to further expand its presence in the metro area. He is a respected broker recognized for two years in a row with the Dallas Business Journal’s Heavy Hitter award for Top Retail Tenant and Project in 2006, 2007 and 2008. He also made the Dallas Business Journal’s list of Top 25 Retail Leases ranking #10 in 2007 and #16 in 2006. In 2009 D CEO Magazine also voted him as one of The Best Commercial Real Estate Brokers in Dallas.

Prior to forming Fronteras, Palavicini was a broker with Venture Commercial where he managed real estate for one of the nation’s leading restaurant chains, Darden Restaurants. He is credited with negotiating Darden’s Olive Garden lease in Waxahachie in 2006. He began his career as a commercial brokerage retail coordinator and associate at The Weitzman Group in Dallas where he worked on real estate ventures for Brinker International. His tenant representation includes other restaurants such as San Francisco Oven, Nestle Tollhouse and Red Brick Pizza. His experience also extends to handling select leasing projects for clients such as Component Capital Group and Charter Holdings.

Palavicini’s ability to excel in both the mainstream and Latino markets makes him a valuable real estate resource. He is a native of Mexico City. He earned a Bachelor of Administration in business and psychology from Dallas Baptist University and a Master of Science in real estate from the University of Texas at Arlington. Palavicini resides in Dallas and enjoys spending time with family and friends, playing soccer and attending Mavericks games.
